Design Build Process

In a simplified view, the Design/Build construction process typically begins with just a concept or basic idea. After an initial meeting to determine the scope, budget, and feasibility, a design process is chosen that best suits the client. A design/build contract is drafted, and the design phase begins with either a member of the architectural, interior design, or construction team as the main point of contact, depending on the size and scope of the project.

The client is presented with design solutions, schemes, and cost options, which when approved, are created into project specifications and construction documents. Final plans/documents are prepared, along with fee schedule and construction contract. The construction team seamlessly takes over, with input from design, to manage the build process, subcontractors or inspections required. The project is delivered on-time, and often ahead of schedule, exceeding the customer’s expectations.

Advantages of the Design/Build

  • The design team, construction, and client maximize creativity.
  • The Client has fewer points of contact throughout the project.
  • Finger pointing between contractors is eliminated.
  • Building plans are expedited, more consistant, and more accurate.
  • Costly errors and unexpected expenditures are minimized.
  • The clients stress is minimized.
  • The process saves time.
